PropInspect is a browser-based rental inspection app. Walk a property room by room, capture photos, short videos and notes, and share the report as a read-only link or a PDF.
How it started
I worked part-time at a property management company, doing inspections, and most of my time was out in the field. We'd photograph the unit, go back to the office, get the photos off an iPhone onto a Windows PC, paste them into a Word document, and try to remember which photo came from which room. Every report looked different, notes went missing, and the only way to send one was to mail it.
So I built PropInspect. The report built itself while I walked the unit, so it was sent before I got back to the office and my coworkers could get started. I added a Schedule to plan my day, so I didn't miss any tasks.
That company still uses PropInspect today.
What PropInspect is
Each inspection becomes one dated report: every room, photo, video clip and note in the place it belongs. Owners and tenants open the shared link without an account, or you can send the PDF.
It runs in the browser on any phone, tablet or computer, so there is no app to install. Each property also keeps its leases, insurance, permits, receipts and warranties together, and flags anything that expires within 30 days.
Who it's for
Independent landlords with a handful of units, tenants documenting a move-in or move-out, and Airbnb hosts and co-hosts checking a turnover. It suits anyone who needs a thorough, shareable record a few times a year.
Property management companies running weekly inspections across dozens of doors are usually better served by a subscription platform.

PropInspect is built and run by MissionPeak Tech, a software company in the United States.
How pricing works
Your first inspection is free, with no account and no credit card. After that, each inspection costs $0.99. There is no subscription and no monthly fee, and every feature is included every time.
