1. Print the move-in checklist and walk every room with the other party before move-in. Tick Good, Fair or Poor for each item and write what you see in the notes.
2. At move-out, use the move-out checklist: its In and Out columns put each item's move-in and move-out condition side by side.
3. Record keys and meter readings, both sign the last page, and each keep a copy.

Bedrooms

• Walls — check for cracks, holes, stains, or peeling paint
• Ceiling — look for water stains, cracks, or sagging
• Floors — inspect carpet, hardwood, or tile for damage
• Windows — open/close, check locks, screens, and seals
• Doors — test hinges, locks, and handles
• Closets — check shelves, rods, doors, and lighting
• Electrical outlets — test all outlets and switches
• Light fixtures — verify all fixtures work
• Blinds or curtains — check operation and condition
• Smoke detector — test and check battery

Bathrooms

• Toilet — flush, check for leaks and stability
• Sink — run water, check faucet and drain
• Shower/tub — test water pressure and drainage
• Tiles — inspect grout and caulking for mold or gaps
• Ventilation fan — test operation
• Mirror and medicine cabinet — check condition
• Cabinets — open all doors, check for water damage
• Towel bars and hooks — check mounting
• Floor — check for water damage or soft spots

Kitchen

• Stove/oven — test all burners and oven temperature
• Refrigerator — check temperature, ice maker, seals
• Dishwasher — run a cycle, check for leaks
• Microwave — test operation
• Garbage disposal — test operation
• Countertops — check for chips, stains, or damage
• Cabinets and drawers — open all, check hinges
• Sink and faucet — test water, check for leaks
• Range hood/ventilation — test fan and light
• Floor — inspect for damage or stains

Living Areas

• Walls — check for damage, nail holes, or stains
• Flooring — inspect for scratches, stains, or damage
• Windows — test operation, check locks and seals
• Lighting — test all fixtures and switches
• Outlets — test all outlets
• Ceiling fan — test all speeds and light
• Fireplace — inspect damper and flue (if applicable)
• Stairs/railings — check stability and condition

Exterior & Yard

• Driveway/walkways — check for cracks or trip hazards
• Fence/gates — check condition, latches, and locks
• Landscaping — note condition of lawn, trees, and beds
• Garage door — test operation, auto-reverse sensor
• Patio/deck — check for rot, loose boards, or stains
• Pool/spa — inspect equipment and condition (if applicable)

General Systems & Safety

• HVAC — test heating and cooling, check filter
• Hot water — run each tap until it runs hot
• Smoke detectors — test all units
• Carbon monoxide detectors — test all units
• Door locks — test all exterior locks and deadbolts
• Water shut-off valve — locate and test
• Gas shut-off valve — locate and verify access
• Washer/dryer hookups — check connections and venting
• Pest signs — look for droppings, damage, or nests
• Keys and remotes — count every key, fob, and garage remote
• Meter readings — record electric, gas, and water meters
