Privacy Policy

Effective date: October 20, 2026

PropInspect stores the inspections you create — addresses, photos, videos, notes and floor plans — so you can build and share reports. We use a small number of service providers to run it, we do not sell your information, and a report is only visible to others if you share its link.

Who we are

PropInspect (propinspect.net) is operated by MissionPeak Tech. In this policy, "we" and "us" mean that operator.

Questions or requests about your information: info@propinspect.net.

What we collect

Account information:

  • Your name and email address, and optionally a phone number.
  • Your password, stored only as a one-way bcrypt hash. We cannot read it.
  • Your language preference, whether your email address is verified, your role on a team, and when you were last active.
  • If you set up a company or team: the company name and any phone, email, address and logo you add.

What you put into inspections and properties:

  • Property addresses, property type, room layout and inspection dates.
  • Photos, videos, notes and floor plans you capture or upload. Videos recorded in the app include sound from the microphone.
  • Schedules, schedule notes and images, property tasks, and documents you add to a property's records (for example leases, insurance policies and permits) with their expiry dates.
  • Contacts you add — tenants, owners, contractors and others — with their names, phone numbers, email addresses and roles. This is information about other people; please only add it if you are allowed to.

Payment information:

  • Payments are handled by Stripe. Your card number is entered on Stripe's checkout page and never reaches our servers.
  • We keep a record of each payment: amount, currency, status, what it was for, any refund or dispute, and Stripe's reference numbers. We also keep your prepaid wallet balance and its history.

Information collected automatically:

  • Your IP address, which we use to limit abuse (for example, how many free trial inspections can be started from one address). These counters expire after a short window.
  • Server logs that record which kind of request was made, its result and how long it took. They do not record request contents, photos or form fields.
  • How many times a shared report link has been opened.
  • Information from Umami and the Reddit Pixel described under "Who we share it with".

If you try PropInspect without an account, the inspection you create is stored on our servers and linked to a random trial ID kept in your browser. When you sign up, that inspection moves into your new account.

How we use it

  • To run PropInspect: store your inspections, build reports and PDFs, sync between devices, and show your team the properties you share with them.
  • To process payments and keep accurate payment records.
  • To send email you need: address verification, password resets, a welcome message, and account notices. We do not send marketing email.
  • To run AI features when you use them (see below).
  • To prevent abuse and fraud, and to keep the service secure.
  • To count visits and see which pages and features are used, and which marketing brings people to PropInspect (see Umami and Reddit Pixel below).

We do not sell your personal information, and we do not use your photos, videos or notes to train AI models.

Who we share it with

We share information only with the service providers that run parts of PropInspect for us, and only what each one needs:

  • Replit — hosts the app, its database and file storage, where your account, inspections, photos, videos and documents are kept.
  • Stripe — processes payments.
  • Resend — delivers our emails, so it receives your email address and the content of each email we send you.
  • Google (Gemini API) — runs AI features, only when you use one. See "AI features" below.
  • Sentry — receives error reports from our servers and from your browser when something breaks, so we can fix it. A report contains the error message and where in the code it happened, the page path, your browser and operating system, which version of PropInspect was running, and a random user ID that does not identify you to Sentry. Before a report is sent we remove link query strings, the secret parts of share, account-claim, password-reset and email-verification links, email addresses, cookies, sign-in headers, form contents, IP addresses and other page activity, and Sentry is set not to store IP addresses. Sentry keeps error reports for about 30 days. We do not use Sentry's performance tracing or session recording.
  • Geoapify — suggests addresses as you type in an address field. What you type is sent from our server to Geoapify; your IP address is not.
  • Umami — a cookieless analytics service that counts page visits and a fixed set of product steps, so we can see in aggregate which pages and features are used. For each page it receives the page address with account, inspection, property and other record IDs replaced by placeholders and with link query strings removed (except the campaign labels ref, lang and utm_*), the website that sent you (its address only, not the page), the page title (for pages about a specific record, the placeholder address instead), your browser, operating system, device type, screen size and language, and your country, region and city, which Umami works out from your IP address. Umami does not store your IP address and links the pages of a visit with an anonymous code that changes every month. The product steps are named events — sign-up prompt shown, signup completed, trial started or claimed, inspection started or completed, room completed, property created or duplicated, contact created, report shared or printed, share link created, checkout started, payment completed or failed, a start or sign-up button clicked, and a printable checklist downloaded — with simple details such as card or wallet, a count, which page and which button, which checklist, or, for inspection steps, the campaign label of the link you arrived on; never names, email addresses, property addresses, notes, photos or link tokens. Umami itself sets no cookies and stores nothing in your browser; PropInspect briefly keeps analytics records that have not been sent yet in your browser tab's session storage until they are sent (see "Cookies and browser storage"). Umami does not follow you across other websites, and we do not use it for advertising. Shared report links, account-claim links, password-reset and email-verification pages are not tracked at all.
  • Reddit — our public pages include the Reddit Pixel, an advertising measurement tool. It tells Reddit when someone visits a page, signs up, starts an inspection or completes a purchase; for inspection starts it also passes the campaign label from the link that brought them (for example utm_source). Reddit may set its own cookies and receive your IP address and browser details. To limit this, turn off personalized ads in your Reddit account's privacy settings, or use your browser's tracking protection or a content blocker, which stops the pixel from loading.

We also share information:

  • With your team: members of your PropInspect company can see the properties, inspections and contacts that belong to it, according to their role.
  • With anyone you send a report link to (see "Shared reports").
  • When the law requires it, or to protect the rights, property or safety of our users, the public or us.
  • With a buyer or successor if PropInspect is sold or merged; this policy would continue to apply to your information.

AI features

Some features send content to Google's Gemini API to be analyzed. Nothing is sent unless you use one of these features:

  • Photo analysis — the photos you choose to analyze.
  • MLS extraction — the listing screenshots you upload.
  • HOA lookup — the property address, which Gemini looks up using Google Search. Google keeps searches made this way, and their results, for 30 days.
  • Harmony Scan — the floor plan and room details of that inspection.

We keep the AI's answer with your inspection, plus a usage record (which feature, how many photos, cost and a short excerpt of the answer) for billing and limits. We use Google's paid API service: under its terms, Google does not use what we send to improve its products, and keeps it only for a limited time to detect abuse and meet legal requirements.

Shared reports

When you create a share link for a report, anyone who has the link can open it without signing in. Saving a report as a PDF also creates a share link and includes it in the PDF, so readers can see the photos and videos online. A shared report shows the property address, photos, videos, notes and floor plans of that inspection, and the inspection's contacts only if you chose to include them. Shared reports are marked so search engines do not index them, but anyone you send the link to can forward it.

You can stop sharing at any time from the report. The old link stops working immediately, including in PDFs you already sent. Copies someone already downloaded, printed or saved are outside our control.

Cookies and browser storage

  • A sign-in cookie keeps you logged in. It cannot be read by page scripts and lasts up to 30 days.
  • The Reddit Pixel may set Reddit's cookies (see above). Umami sets no cookies.
  • PropInspect briefly keeps queued analytics records in this browser tab's session storage: if you leave a page before its page view or a button click has been sent to Umami, that record (already stripped as described under Umami) waits there until the next page, or the same page when you come back to it, sends it. Session storage is cleared when you close the tab.
  • Your browser's local storage keeps your language choice, the IDs of any trial inspections, and small interface preferences such as dismissed notices. Campaign labels from the link you arrived on are kept only until you close the tab.
  • To work offline, the app can keep a copy of inspections, photos and pending changes in your browser's storage until they sync. Clearing your browser data removes that copy, including anything not yet synced.

We do not use cookies for anything else, and we do not let other advertising networks place cookies on our pages.

How long we keep it, and deleting it

We keep your account and inspections for as long as your account exists, so your reports stay available.

  • Deleting an inspection or property in the app moves it to your archive; it is not erased right away.
  • Deleted property records go to "Recently deleted", where you can restore them.
  • A deleted photo or video is removed from the inspection and its report. The underlying file can remain in storage until we clean up unused files.
  • Payment records are kept for as long as the law requires for accounting and tax purposes.

To delete your account and everything in it, email info@propinspect.net from the address on the account. There is no self-serve account deletion yet. We will delete the account and its inspections, photos, videos and documents within a reasonable time, except records we must keep by law (such as payment records). Copies in backups are removed as those backups are replaced.

Security

Connections to PropInspect are encrypted (HTTPS). Passwords are stored as bcrypt hashes, sign-in cookies are protected from page scripts, and photos, videos and documents are kept in private storage and served only to people allowed to see them — your team, or anyone holding a share link you created. No system is perfectly secure; if we learn of a breach that affects your information, we will notify you as the law requires.

Your choices and rights

  • See and update your name, phone number and language in your profile.
  • Download any report as a PDF.
  • Stop sharing a report link at any time.
  • Avoid AI processing by not using the AI features.
  • Ask us for a copy of your information, to correct it, or to delete it: info@propinspect.net. We will not treat you differently for asking.

Nevada residents: we do not sell covered information as Nevada law defines it. You can still send us a request not to sell your information at info@propinspect.net, and we will honor it.

Children

PropInspect is not meant for children. You must be 18 or older to create an account, and we do not knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.

Where your information is processed

PropInspect is run from the United States and is meant for users in the United States. Our service providers may process information in the United States and other countries. If you use PropInspect from outside the United States, your information will be transferred to and processed in the United States.

Changes to this policy

If we change this policy, we will update the effective date above. If a change affects how we use information you already gave us, we will tell you by email or in the app before it takes effect.
