Terms of Service

Effective date: October 20, 2026

These terms are the agreement between you and PropInspect. In short: your inspections are yours, you pay $0.99 per inspection after the free one, you are responsible for what you photograph and share, and PropInspect is a documentation tool — not a licensed home inspection or legal advice.

The agreement

PropInspect (propinspect.net) is operated by MissionPeak Tech ("we", "us"). By creating an account or using PropInspect, you agree to these terms and to our Privacy Policy. If you use PropInspect for a company, you agree on its behalf and confirm you are allowed to.

These terms take effect on October 20, 2026. If you created your account before then, they apply to you from that date, and continuing to use PropInspect after it means you agree to them.

What PropInspect does

PropInspect helps you document a property's condition room by room with photos, video, notes and floor plans, keep property records, and produce reports you can download or share. We may add, change or remove features over time.

Your account

  • You must be at least 18 years old to create an account.
  • Give accurate information and keep your password to yourself. You are responsible for what happens under your account.
  • If you add team members to your company, you are responsible for their use of PropInspect and can remove them at any time.
  • Tell us right away at info@propinspect.net if you think someone else has accessed your account.

Pricing and payment

  • Your first inspection is free. After that, each inspection costs $0.99 (US dollars), charged when you create it. All features are included; there is no subscription.
  • You can pay by card each time, or add $5 to $50 to a prepaid wallet and pay for inspections from that balance.
  • Payments are processed by Stripe under Stripe's own terms.
  • Prices can change. A change never affects an inspection you have already paid for, and we will show the new price before you pay.
  • Prices include any taxes we are required to collect.
  • Wallet balance can only be spent on PropInspect and cannot be transferred. If you close your account, we will refund any unused balance to your original payment method on request.

Refunds: an inspection charge is final once the inspection is created, except for duplicate charges, charges made in error, or a problem on our side that kept you from using the inspection. Email info@propinspect.net within 30 days of the charge and we will refund those to your original payment method.

Your content

The photos, videos, notes, documents and other content you add to PropInspect remain yours. You give us permission to store, process, copy and display that content only as needed to run PropInspect for you — for example to build reports, send it to the service providers named in the Privacy Policy, and show it to people you share it with. That permission ends when the content is deleted, except for copies kept in backups for a limited time or as the law requires.

You are responsible for your content and for having the right to collect and share it. In particular:

  • Get the permission you need before photographing or recording inside someone else's home, and respect the occupants' privacy.
  • Videos recorded in the app include sound. Some places require everyone's consent before a conversation is recorded; follow the law where you are.
  • Only add contact details for people you are allowed to share them for.

Sharing reports

Anyone with a report's share link can view it without an account. A report saved as a PDF includes its share link. You decide who gets the link or the PDF, and you can stop sharing at any time, which disables the link, including in PDFs already sent. We are not responsible for what recipients do with a report they have already opened, downloaded or forwarded.

AI features

AI features — photo analysis, MLS extraction, HOA lookup and Harmony Scan — produce automated suggestions that can be wrong or incomplete. Review them before relying on them. Daily limits apply to some of these features.

Not a professional inspection or legal advice

PropInspect is a tool for recording what you observe. A PropInspect report is not a licensed home inspection, an appraisal or a code-compliance certificate. Our guides — including the security deposit law pages — are general information, not legal advice; laws change and vary by location, so check the current rules or ask a lawyer for your situation.

Acceptable use

Do not use PropInspect to:

  • break the law or infringe anyone's rights, including their privacy;
  • upload content that is illegal, harassing, or that you do not have the right to share;
  • get around usage limits, payment, or another account's access controls;
  • probe, overload or interfere with the service, or scrape it with automated tools;
  • resell PropInspect without our written permission.

Availability and backups

We work to keep PropInspect available and your data safe, but we do not promise uninterrupted service. Offline mode keeps unsynced work in your browser, where it can be lost if the browser's data is cleared. Download PDFs of reports you need to keep.

Ending your use

You can stop using PropInspect at any time, and ask us to delete your account at info@propinspect.net. We may suspend or close an account that breaks these terms, puts other users at risk, or is unpaid. Where we reasonably can, we will tell you first and give you a chance to download your reports.

Disclaimers

PropInspect is provided "as is" and "as available". To the extent the law allows, we disclaim all warranties, express or implied, including fitness for a particular purpose, merchantability and non-infringement. We do not guarantee that a report will be accepted by any landlord, tenant, court, insurer or agency.

Limitation of liability

To the extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, data or deposits. Our total liability for any claim about PropInspect is limited to the amount you paid us in the 12 months before the claim, or $50, whichever is greater. Some places do not allow these limits, so they may not apply to you.

Your responsibility for claims

If someone makes a claim against us because of content you uploaded or shared, or because you broke these terms or the law, you agree to cover our reasonable costs of dealing with it, including legal fees.

Governing law and disputes

These terms are governed by the laws of the State of Nevada, United States, without regard to conflict-of-law rules. Before filing a claim, please email us so we can try to resolve it informally. Any dispute that is not resolved that way must be brought only in the state or federal courts located in Clark County, Nevada, and you and we agree to those courts' jurisdiction. Either of us may still bring an individual claim in small claims court where it qualifies.

Changes to these terms

We may update these terms. We will change the effective date above and, for changes that matter, tell you by email or in the app before they take effect. If you keep using PropInspect after that, the new terms apply.
