Disclosure: PropInspect is our product, and we wrote this comparison. We link every fact about another product to that company's own pricing, feature or help page, or its App Store listing, and we say where the other tool is the better choice. If something here is out of date, email info@propinspect.net and we'll correct it.

Who each one is for

door.lease calls itself a rental inspection app for renters. The App Store listing also mentions students, vacation rentals and vehicle renters. It guides you through photo and video capture, and can classify rooms, summarize visible conditions and draft descriptions with AI. It produces move-in, move-out and comparison reports, and you share them by secure link or PDF. It is available only on iPhone. For Android and other devices, door.lease offers a free browser worksheet for notes, with photos kept separately.

PropInspect is a browser-based inspection app for tenants, independent landlords and Airbnb hosts. You walk the unit room by room, taking photos, video clips up to 60 seconds and notes tagged Info, Fix or Damage. Then you share a read-only link the landlord opens without an account, or download a PDF. It works on iPhone, Android, a tablet or a laptop, with nothing to install.

Pricing: per pack on iPhone vs free first inspection in any browser

door.lease is a free download with in-app purchases and no subscription. Its download page describes the Pro Package as a one-time in-app purchase for one property, and the website leaves the price to Apple. The App Store listing shows in-app purchases including Move-In Documentation at $14.99, Move-Out Documentation at $14.99, student move-in and move-out items from $9.99 to $24.99, and optional AI items such as an Extra AI Re-scan at $1.99. door.lease's own pages don't say which purchase the Pro Package corresponds to, so check the price in the app before you buy.

PropInspect's first inspection is free, with no account and no card. Each inspection after that is $0.99, with no subscription. See PropInspect pricing.

Worked example: one tenancy, a move-in and a move-out

A renter records the unit at move-in and again at move-out: 2 inspections.

Keeping your record until move-out matters more than the price. With PropInspect, download the PDF when you finish. An account is only needed to save your work long-term, so create one if you want the report there when you move out.

For a landlord with 3 units doing a move-in and a move-out for each unit every year, PropInspect costs $4.95 in the first year and $5.94 after that. door.lease is built for renters rather than landlords, so we haven't priced that case for it.

When door.lease is the better choice

When PropInspect fits better

  • You have an Android phone, or want to use a tablet or laptop. PropInspect runs in any browser.
  • You want to start right now without installing anything or creating an account.
  • You want the lowest cost for a single tenancy: the move-in is free and the move-out is $0.99.
  • You want video clips up to 60 seconds in each room, next to the photos and notes for that room.
  • You're a landlord or Airbnb host, not only a renter. The same tool covers move-ins, move-outs and turnovers for each property, with a document vault for leases, insurance and permits.

On signatures: PropInspect has no tenant signature step. door.lease's App Store listing mentions reviewing and signing a report before sharing, in its vehicle section; signing by both landlord and tenant isn't publicly listed.

Tips for a renter's move-in record, whichever app you use

  • Inspect before you move furniture in, while every wall and floor is visible.
  • Go room by room and take a wide shot first, then close-ups of anything worn or damaged.
  • Note the date, and share the report with your landlord soon after move-in so they've seen it too.
  • Keep your copy until the deposit is settled.
  • At move-out, photograph the same spots again.
