Rental Inspection Apps Compared (2026)

Six tools that record the condition of a rental, compared on price, platforms, signatures, video, offline use, document storage and free options. They are built for different people: property management companies, landlords already on a rental platform, renters with an iPhone, and small landlords who inspect a few times a year.

Disclosure: PropInspect is our product, and we wrote this comparison. We link every fact about another product to that company's own pricing, feature or help page, or its App Store listing, and we say where the other tool is the better choice. If something here is out of date, email info@propinspect.net and we'll correct it.

Who each tool is for

  • PropInspect — independent landlords with 1 to 10 units, tenants and Airbnb hosts who inspect a few times a year and would rather pay $0.99 per inspection than a monthly fee. It runs in any browser and the first inspection needs no account.
  • RentCheck — residential property management companies, from scattered single-family portfolios to multifamily, that want residents to complete guided inspections themselves. Priced per door per month.
  • zInspector — property managers who want a full inspection system with tenant-completed inspections, remote signatures and integrations. Its free plan covers 1 user and up to 5 units; paid plans are monthly.
  • TurboTenant condition reports — landlords who already manage their rentals in TurboTenant, where the condition report is part of the free plan.
  • door.lease — renters with an iPhone who want to document a move-in or move-out, with AI-drafted descriptions and a comparison report.
  • SnapInspect — property managers and other real-estate teams that want custom templates and workflows across many properties, bought through a demo or quote.

Scroll the table sideways on a phone. ✓ means the feature is listed on the product's own pages; ✗ means PropInspect doesn't have it. "Not publicly listed" means we couldn't confirm it on the vendor's own pages, not that the feature is missing.

What the table shows

Every other product here collects a tenant signature or lists a comparison between inspections, or both. PropInspect does neither: there is no tenant signature step and no side-by-side move-in vs move-out view. If either is a requirement for you, pick one of the other tools.

Where PropInspect differs is how you get in and how you pay. It runs in a browser with nothing to install, the first inspection needs no account, and after that each inspection costs $0.99 with no subscription. It also keeps a document vault for each property, with expiring documents flagged in the app 30 days ahead (there are no email or text reminders).

Prices are the other big split. RentCheck charges per door every month, zInspector sells monthly plans with a free tier, SnapInspect quotes on request, door.lease sells one-time packs inside its iPhone app, and TurboTenant includes condition reports in its free landlord plan.

Detailed comparisons

There is no separate SnapInspect page: it doesn't publish prices, so there is little to compare on cost. Its row in the table above links its official pages.

How we compared

  • Official sources only. Every fact about another product links to that company's own pricing page, feature page, help article, or App Store or Google Play listing. We didn't use review sites, blogs or other comparison pages.
  • One check date. All pricing and features were checked on October 12, 2026. Prices change, so confirm with the vendor before you buy.
  • Not publicly listed means unknown. If we couldn't confirm a feature on the vendor's own pages, the table says "not publicly listed". That doesn't mean the product lacks it.
  • Conflicts are shown, not resolved. When a vendor's own pages disagree (for example on video limits), we describe both and link both.
  • PropInspect's gaps are marked. PropInspect shows ✗ for tenant signature and for side-by-side move-in vs move-out comparison, and it has no native app.
  • No ratings or scores. We don't rank the tools or award stars. The right choice depends on how many units you have and who does the inspection.

PropInspect is our product, so read this page with that in mind. If a fact here is wrong or out of date, email info@propinspect.net and we'll correct it.

Frequently asked questions

Which rental inspection app is cheapest for a small landlord?

If you inspect a few times a year, PropInspect's $0.99 per inspection usually costs a few dollars a year, and the first inspection is free. TurboTenant's condition reports cost nothing on its free plan if you manage your rentals in TurboTenant. zInspector has a free plan for 1 user and up to 5 units, which includes remote signature.

Which apps let the tenant sign the report?

RentCheck, zInspector, TurboTenant and SnapInspect all list a signature feature on their own pages; the table links each one. PropInspect doesn't have a tenant signature step. door.lease doesn't publicly list two-party signing between a landlord and tenant.

Which apps compare move-in and move-out side by side?

RentCheck, zInspector, SnapInspect and door.lease list a comparison feature. TurboTenant's help center mentions comparing reports "when comparison is available" without further detail. PropInspect has no side-by-side comparison view.

Do I need to install an app?

For PropInspect, no: it runs in the browser on any phone, tablet or computer. RentCheck residents use its mobile app, door.lease is iPhone only, and the other tools offer native apps alongside their web versions.

Is this comparison independent?

No. PropInspect is our product and we wrote this page. To keep it checkable, every competitor fact links to the vendor's own page, and each detailed comparison has a section on when the other tool is the better choice.

Walk the unit. The report's already done.

Photos, video and notes land in the right room as you go. Share one link before you're back at the office: the repair person sees what to fix, the tenant sees why, the owner sees everything.

  • One link for everyone. No account, no app.
  • Dated, room-by-room proof for when the deposit is due
