RentCheck alternative

RentCheck Alternative for Small Landlords

RentCheck is built for property management companies and bills per door, per month. PropInspect is built for independent landlords with 1 to 10 units and bills $0.99 per inspection, with the first one free. This page compares the two on price, features and fit, and says plainly where RentCheck is the better choice.

Disclosure: PropInspect is our product, and we wrote this comparison. We link every fact about another product to that company's own pricing, feature or help page, or its App Store listing, and we say where the other tool is the better choice. Who each one is for

RentCheck describes itself as tenant-guided inspections for property managers, and its pricing page names residential property management companies as the customer, from single-family and scattered-site portfolios to multifamily operators. The model is built around residents: the manager sends an inspection, the resident completes it in the RentCheck app, and the manager reviews it. Residents complete inspections in the mobile app, which is a free download.

PropInspect is for people who inspect a handful of times a year: an independent landlord with a few units, a tenant recording a move-in, or an Airbnb host checking a unit between stays. You walk the property yourself, room by room, with photos, video clips up to 60 seconds and notes tagged Info, Fix or Damage. Then you share a read-only link that opens without an account, or a PDF. It runs in any browser, so there is nothing to install, and the first inspection doesn't need an account at all.

Put simply, RentCheck fits a team running inspections across a portfolio every month. PropInspect fits a person who needs a clear record a few times a year and doesn't want a monthly bill for it.

Pricing: per door per month vs per inspection

RentCheck's pricing page lists three plans, each billed per door per month, where a door is one rentable unit: Launch at $1.00, Accelerate at $1.25 and Velocity at $1.75. Every plan includes unlimited inspections and users and starts with a 14-day free trial with no credit card. The pricing page doesn't list a free plan or a unit minimum.

PropInspect has one price. The first inspection is free with no account and no card, and each inspection after that is $0.99. There is no subscription, no tier and no per-door fee. The only limit is on AI photo analysis, which needs you to be signed in and is capped at 5 analyses per inspection. See PropInspect pricing.

Worked example: 3 units, move-in and move-out once a year

Say you own 3 units and each one turns over once a year, so you do a move-in and a move-out inspection for each: 6 inspections a year. The RentCheck figures assume its per-door price applies to all 3 doors for 12 months.

Yearly cost for a landlord with 3 units doing 6 inspections a year
OptionHow it's billedCost per year
PropInspect, first yearFirst inspection free, then 5 × $0.99$4.95
PropInspect, later years6 × $0.99$5.94
RentCheck Launch3 doors × $1.00 × 12 months$36.00
RentCheck Accelerate3 doors × $1.25 × 12 months$45.00
RentCheck Velocity3 doors × $1.75 × 12 months$63.00

RentCheck prices from its pricing page, checked October 12, 2026; add-ons cost extra. Your own numbers will differ with the number of units and inspections.

The gap narrows as you inspect more often. RentCheck's Launch plan costs $12 per door per year with unlimited inspections, which is the same as about 12 PropInspect inspections per unit per year. If you inspect every unit monthly, the per-door price is the better deal on cost alone. If you inspect each unit two or three times a year, paying per inspection costs less.

Price isn't the only thing you're buying, though. RentCheck's per-door fee pays for a workflow — resident self-inspections, signatures, comparison reports and integrations — that PropInspect doesn't offer. The next sections cover that.

Two RentCheck details are worth knowing. Its pricing page lists video capture on all three plans, while a help article says video is available only to users on its Professional plan (and points other users to Accelerate), in clips of up to 20 seconds on fast-track inspections and when flagging maintenance. We've shown both rather than guess which is current. And its signature requests go to each person individually, through the RentCheck app.

When RentCheck is the better choice

  • You need tenant signatures on the report. RentCheck can request signatures from residents, owners and team members. PropInspect has no tenant signature step.
  • You want move-in and move-out side by side. RentCheck includes side-by-side comparison reports on every plan, and itemized deduction reports on Accelerate and Velocity. PropInspect has no side-by-side view.
  • You want residents to do the inspection. RentCheck is built around tenant-guided inspections that the resident completes in a free app.
  • You want a native app. RentCheck has iPhone and Android apps. PropInspect runs in the browser only.
  • You manage 50 or more doors, or inspect often. With unlimited inspections and users per door, RentCheck's pricing suits teams that inspect every unit frequently, and its plans include integrations with property management systems.

When PropInspect fits better

  • You have 1 to 10 units and inspect a few times a year, so a monthly per-door fee is paying for months you don't use.
  • You do the walkthrough yourself and want the record in your own hands: photos, 60-second video clips and notes tagged Info, Fix or Damage, room by room.
  • You want to share a read-only link the other person opens without an account, or a PDF.
  • You want no app install and no account for your first inspection.
  • You want each property's lease, insurance and permits stored with it, with expiring documents flagged in the app 30 days ahead.

It also works for tenants and Airbnb hosts, who aren't RentCheck's customer. A tenant can record their own move-in without waiting for a landlord to send anything.

Using PropInspect alongside or instead of RentCheck

PropInspect doesn't import RentCheck reports, so keep your existing PDFs. If you're trying PropInspect, start with your next move-in or turnover: open a new inspection, type the address and the rooms are set up for you. When you're done, download the PDF or share the link.

PropInspect doesn't collect signatures. If you need one, share the report with the tenant and collect their acknowledgment however you already do, for example with your lease paperwork.

Frequently asked questions

Is PropInspect cheaper than RentCheck?

For a small landlord who inspects a few times a year, usually yes. Three units with a move-in and move-out each year cost $5.94 a year on PropInspect, against $36 a year on RentCheck Launch at $1.00 per door per month. If you inspect every unit about monthly, RentCheck's unlimited inspections cost less.

Does RentCheck have a free plan?

Its current pricing page lists a 14-day free trial on every plan, with no credit card, and doesn't list a free plan. The resident app is free to download.

Can tenants sign PropInspect reports?

No. PropInspect has no tenant signature step. You can share the report as a read-only link or a PDF, and collect any acknowledgment separately. If signatures matter to you, RentCheck offers them.

Does PropInspect compare move-in and move-out photos?

Not side by side. Each inspection is its own report. RentCheck includes side-by-side comparison reports on every plan.

Do I need to download an app?

Not for PropInspect: it runs in the browser. RentCheck residents complete inspections in its mobile app.

Does PropInspect work offline?

Partly. It keeps working if signal drops mid-inspection, and you sync with one tap when you're back online. RentCheck says you can conduct inspections without a connection.
