zInspector Alternative: Pay Per Inspection
zInspector sells monthly plans for property managers, with a free plan for 1 user and up to 5 units that includes remote signatures. PropInspect has no plans at all: your first inspection is free, then each one is $0.99, with no subscription. This page compares the two on price and features, and is plain about where zInspector does more.

Disclosure: PropInspect is our product, and we wrote this comparison. We link every fact about another product to that company's own pricing, feature or help page, or its App Store listing, and we say where the other tool is the better choice. If something here is out of date, email info@propinspect.net and we'll correct it.
Who each one is for
zInspector presents itself as an inspection system for property managers, from single-family homes to multifamily and mixed portfolios. Its App Store listing also names real estate agents, maintenance specialists, homeowners and tenants. Inspectors work in the zInspector mobile app, the website handles company settings, users and tenant invitations, and tenants complete their own inspections in a separate zTenant app after their property manager invites them.
PropInspect is for independent landlords with 1 to 10 units, tenants and Airbnb hosts who inspect a few times a year. You open it in any browser, type an address and walk the property room by room: photos, video clips up to 60 seconds, and notes tagged Info, Fix or Damage. You share a read-only link that opens without an account, or a PDF. There's no app to install and no account needed for your first inspection.
The two overlap most for a small landlord. zInspector gives that landlord a free plan with a lot of features, in exchange for an account, a native app and the zInspector way of working. PropInspect gives them a lighter tool they pay for only when they use it.
Pricing: subscription tiers vs pay per inspection
zInspector's plan calculator prices plans by the number of units. The Free plan covers 1 user and up to 5 units, with tenant move-ins, tenant inspections and remote signature. Paid per-unit plans include unlimited users and inspections: for up to 25 units, Core is $15 a month, Plus $30 and Max $78.50. Larger portfolios pay more; Core is $30 a month for 26 to 50 units. Annual billing takes 10% off. There are also per-user plans with unlimited properties, starting at $22 a month for one user. The pricing page offers all core features free for 15 days without a credit card, and notes an extra per-user charge for using more than two mobile devices a month, without listing the amount.
PropInspect has one price: the first inspection is free with no account, then $0.99 per inspection, with no subscription and no tiers (AI photo analysis needs you to be signed in and is capped at 5 per inspection). See PropInspect pricing.
Worked example: 3 units, move-in and move-out once a year
Three units with a move-in and a move-out each per year means 6 inspections a year.
| Option | How it's billed | Cost per year |
|---|---|---|
| zInspector Free | 1 user, up to 5 units | $0 |
| PropInspect, first year | First inspection free, then 5 × $0.99 | $4.95 |
| PropInspect, later years | 6 × $0.99 | $5.94 |
| zInspector Core | $15 a month, up to 25 units | $180 monthly, or $162 billed annually |
zInspector prices from its plan calculator, checked October 12, 2026.
At 3 units, zInspector's Free plan costs less than PropInspect. It covers one user, so if a second person, such as a property manager or a co-owner, also needs to inspect, you would move to a paid plan.
Worked example: 8 units, move-in and move-out once a year
With 8 units you are past the Free plan's 5-unit limit. Sixteen inspections a year cost $15.84 on PropInspect. zInspector Core costs $15 a month — $180 a year, or $162 billed annually — for unlimited inspections and users. On cost alone, paying per inspection stays cheaper until you inspect roughly 15 times a month across your units.

✓ means the feature is listed on the product's own pages; ✗ means PropInspect doesn't have it. "Not publicly listed" means we couldn't confirm it on the vendor's own pages, not that the feature is missing.
zInspector's own pages differ on one free-plan detail. Its plan calculator lists tenant move-ins, tenant inspections and remote signature on the Free plan, and a help article covers tenant-completed inspections for free accounts. The plan table on its features page shows zTenant access as not included on Free. If that matters to you, confirm with zInspector before you rely on it.
When zInspector is the better choice
- You want it free and have up to 5 units. zInspector's Free plan covers 1 user and up to 5 units. PropInspect charges $0.99 per inspection after the first.
- You need tenant signatures. zInspector offers remote signing that tenants can complete on a computer or phone, and lists it on the Free plan. PropInspect has no tenant signature step.
- You want move-in and move-out side by side. zInspector lists side-by-side room comparison and a move-in to move-out comparison report. PropInspect has no side-by-side view.
- You want tenants to complete their own inspections. zInspector invites tenants to inspect in its zTenant app.
- You want a native app that works fully offline. zInspector has iPhone and Android apps and says it works completely offline. PropInspect runs in the browser and keeps working only if signal drops mid-inspection.
- You manage 50 or more doors. zInspector's per-unit plans scale to large portfolios with unlimited users, property accounting integrations, and AI on its Max plan.
When PropInspect fits better
- You have more than 5 units, or more than one person inspecting, but you still only inspect a few times a year. Paying $0.99 when you inspect costs less than a monthly plan you pay for every month.
- You don't want to install an app or create an account to get started. PropInspect runs in any browser, and the first inspection needs no account.
- You're a tenant or an Airbnb host rather than a property manager, and you want to start an inspection yourself.
- You want a property's leases, insurance, permits and receipts in one vault, with expiring documents flagged in the app 30 days ahead. zInspector lets you upload documents to a property; expiry tracking isn't publicly listed.
- You want a short video clip in each room, next to that room's photos and notes, and a read-only link the other person opens without an account.
Trying PropInspect
PropInspect doesn't import zInspector data, so keep your existing reports. To try it, open a new inspection at your next move-in or turnover: type the address and the rooms are set up for you. When you're done, download the PDF or share the link. If you later need tenant signatures, zInspector's Free plan lists remote signature for up to 5 units.
